Why HEVA developments are worth more, and deliver more ?

Often we are asked why are HEVA units more expensive than other options, there are a couple reasons for this, one is our average unit sizes are 20-25% larger than less expensive units,  another reason is quality of construction, which not always is in the finishes you see, and additionally our amenities are REAL amenities, not tokens of amenities, for example:

Some Design Considerations:

Our units on average are bigger, for example our standard 2 bed 2 bath unit is around 130–150 M2, most other projects / developers deliver these same units at 110-115 M2, this difference of 20-35M2 (the area of 2 smaller bedrooms!), saves a lot of cost and results in a lower purchase price. But our units are designed to live / vacation comfortably, yes the cost is a little more but the experience is much different.

  • We generally provide REAL terraces in our standard units, often over 2M wide, (sometimes 3M wide in bigger units), which can accommodate real outdoor living / dining, many other projects provide terraces only 1M wide, sometimes less and is really only a viewing platform.
  • We provide REAL amenities, for example we provide a REAL gym 120-200M2 and 18-24 pieces of equipment, (plus free weights), other developers provide 25M2 area with 3-4 pieces of gym equipment. 
  • We provide REAL restaurants inside the project for owners and guests, attended by professional chefs and assistants with complete menu for daytime dining, not some small partially attended space like other developers, more like a snack bar but called a restaurant.
  • We provide REAL BBQ and event space 70-100M2, with lounge and dining seating , bar area with refrigerator, large Gas BBQ, sink and prep area, always at roof top levels with great views.
  • We provide a REAL resort style pool / jacuzzi area, 300+ M2, with salt water conditioning rather than chlorine, where other projects often provide a token roof top dipping pool.
  • We provide a REAL game room, 150+ M2, with lounge /TV area, pool table and game tables, many developments don’t have this amenity and when they do is smaller and less furnished.
  • We provide REAL massage areas, with massage tables, and beautiful “Zen Like” decoration, (you only need to schedule your therapist), in V Boulevard there are both double and single rooms.
  • We have REAL gardens (and dedicated fulltime professional gardeners) throughout our project, keeping a “green and natural” feeling thriving throughout the project.
  • We have REAL parking, usually one space for all units and often 2 spaces for 3 bedroom and / or PH units. Other projects often have little or no parking which can be a huge problem not only for owners but also the surrounding area as external parking is always a challenge. 
  • We provide REAL administration, onsite, in house management in charge of operations, maintenance and staffing which includes chefs, assistant chefs, gardeners, cleaning staff, maintenance staff and security, a team generally of around 20+ people. This ensures that your investment stays in good condition for years to come, and still we have very competitive maintenance fees.

Some construction considerations are:

Every project receives seismic spectrum evaluation using ETabs engineering software. This software is the most stringent seismic analysis and design software available and is used by engineers in the tallest buildings in the world.

  • All the unit perimeter walls, (exterior and between neighbors or common spaces), are full height (structure to structure) AND SEALED TIGHT, to provide transfer of water, noise, smells, or smoke into individual units.
  • We use TuboPlus double jacketed water piping throughout, with heat welded and brass fitting joints, (not PVC with glued joints), many fewer leaks and longer life.
  • We use DWV (double thick) CHARLOTTE brand drain pipes for all drainage and pluvial installation to provide quieter drainage of both pluvial and drainage wastes.
  •  We install infrastructure, (conduit and wire to the vertical shaft, and conduit to the garage) for easier future client installed EV charging at the parking space for units with garage parking.
  • We build state of the art first world machine rooms in each project that provides filtered, softened and UV light protected potable water to all units, (laboratory tested drinking water from the faucet in your unit), 
  • We have Hot Water Recirculation system to all units, (hot water at the tap in less than 15 seconds normally).
  •  We have Water storage cisterns for both municipal water and filtered water, designed to last days in event of municipal water supply issues. 
  • Our Machine rooms include a pressurized fire suppression pump system distributed to all corridors and common areas with both electrical and diesel back up pumps. 
  • We use top quality TRANE air conditioning equipment, (not Mirage or other less quality equipment), in many locations we use Fan and Coil system (not mini split) in the main living areas, and normally PH units are fan and coil throughout. (Sales people can clarify which)
  • We use Mitsubishi elevators, recognized as leaders in their industry, much better quality and reliability than other models.
  • Our interior unit walls are metal frame with 5/8 drywall, (not 1/2), and one side of all walls we extend to the structure above (reducing sound transfer between rooms), further we provide sound insulation around bathrooms, laundry rooms and any utility shafts passing the unit, again, in the interest of sound transfer isolation.
  • We use first quality, German brand PVC windows and sliding doors, and in the V Blvd project, are double layer glass for better sound control.
  • Our cabinets and carpentry are real wood, (not MDF), and starting with V Blvd all our doors are solid wood (not hollow). In the cabinetry we use first quality German hardware Hettich or Hafele brands.
  • All our deliveries include the HEVA seal of Guarantee, which is warranty for 1 year after delivery, by professional warranty dedicated staff.
